Note: This blog will be updated from time to time as developments in the lots and area progresses and as frequently asked questions are answered and compiled.

We have started to plan and execute the marketing of raw lands that are sub divided into several parcels.

Last July 2, 2018, we took an initial ocular of the area so that prospective buyers and investors can take a look. More updates will be posted in the coming months to monitor progress. Can you give a brief background or profile of the owners?

Owners are a mix of business people and engineers who have years of solid experience and reputation in the construction and ship building industries. They have the know-how to put up some developments or structures in the area to facilitate commercial growth.

Where are the lots located?

The lots are located along Ruhale Street in Brgy. Calzada, Tipas, Taguig City, Metro Manila. These lots are strategically located in a vast raw land near the newly-opened New East Road that is formerly known as C-6 Road. The area is now easily accessible by motorists from eastern Manila (Rizal Province) and southern Manila (Paranaque to South Luzon Expressway) and will help cut travel times in just minutes. See this post from Top Gear.

What existing developments are located in the area?

Apart from the accessibility to the upcoming New East Road development, there are existing communities (and condominiums) or housing projects thriving in the area. The area is also only about five (5) minutes drive to the newest commercial area of All-Home / Vista Mall in the City Capital via F. Manalo Street and around ten (10) minutes away from C-5 Road.

The upcoming Cayetano Boulevard (Levi Mariano Avenue) will also link C-5 Road to Pasig City via Brgys. Kalawaan and San Joaquin in a few minutes only. See this Google Map.

The popular "The Nest Food and Lifestyle Park - Taguig" is also easily accessible via F. Manalo Street and Bantayan Road in Brgy. Palingon.

Along the New East Road also, a new hangout place emerges. It's called "Mercado Del Lago"

How many lots are available for sale? What are the lot sizes?

All in all there are about fifty two (52) lots available but some of them are already reserved. Lot size range from 86, 94, 100, 125, 135, 178, 194, 196, and 200 square meters (SQM). Each lot has a Residential Free Patent Title / Original Certificate of Title (OCT) after it has been fully paid.

What documents are currently present?

1.) Original Pre-approved Plan.

2.) Updated Pre-approved Plan showing the sub-divided lots as of August 2018

What is the pricing status?

Since the lots are still in pre-selling stage, Prices are subject to change without prior notice and as new documents are being processed and physical developments (roads, structures, etc..) appear, market value can go up fast.

As of July 18, 2018 10:00 AM, Price is pegged at PHP 15,000 / SQM. Now, with the opened New East Road operational, expect some price increase.

Thirty Percent (30%) Downpayment

What are the requirements to start the Downpayment process?

A VALID Identification Card (ID) with clear photocopies and the cash payment itself. Cheque payments are subject to bank verification and approval. Acknowledgement Receipt will be issued.

How many lots have been reserved already?

Around 16 lots have already been reserved as of July 18, 2018 12:00 AM for some businessmen. They occupy those portions near the national road (Ruhale Street). See this highlighted portions (light blue) in the Plan illustration here.
